Most districts are drawn on paper and imposed on the ground. Burun was drawn around what was already standing — a granite outcrop the plan keeps as landscape, which is why the district reads as a place in nature rather than a scheme with trees added afterward.
The rest follows the same discipline. 216 hectares of serviced plots. 48 kilometres of integrated road. A 76-hectare corridor carrying power, water and ICT, laid before the plots it serves are released.
Systems Property Development Consortium Limited was awarded the district by the Federal Capital Territory Administration in 2015 and spent eleven years structuring it before Zyadd Realty joined as development partner. Design and regulatory approvals are in place.
